Most owners come to us with maintenance fees due and points they were never going to use. Here is the entire process, start to finish, including the part nobody else explains: exactly when the money shows up.
No long-term contract. One service agreement, one points assignment.
Your points get listed where travelers actually book

You tell us a number: 100,000 points, 400,000 points, or your full annual allotment. That is a one-time choice for that use year, not a subscription or a listing agreement that traps your ownership. You sign a service agreement covering the points you assigned. Nothing else about your ownership changes. You keep your deed, your account, and every point you did not assign.
Owners usually start by assigning enough to cover maintenance fees, then increase the following cycle once they've seen a payout land.
This is the part that separates a real rental operation from someone speculating with your points. We hold a live queue of guest requests, including dates, resorts, and unit sizes people have already inquired about. When your points come in, they are matched with that demand first. A reservation gets made because a traveler wants it, not because we are guessing that someone eventually will.
Anything that does not match the queue goes out across the 20,000+ active listings we run on Airbnb, Vrbo, Booking.com, and direct channels. Your inventory is placed in front of the whole market, not just one website.
You don't wait until the end of the year to find out what your points did. When we book a stay using your points, the dollar figure for that reservation is logged against your account that day: booked, valued, and yours. What follows is simply the calendar catching up. The guest still has to check in, check out, and clear the payment windows outlined in step four.
Before your payout hits your account, it goes through our full verification process - rental payment cleared, numbers matched, your total confirmed down to the cent. It's how we make sure you're paid exactly what you're owed, every single time. Precision like that takes a beat, and it's worth it.
Once a payout clears, we come back to you with what your points actually did: which stays rented, what they returned, and where demand was strongest. You then decide the number for the next cycle. Increase it, decrease it, or sit one out. Points can be reassigned at any point during your use year.
Most owners are with us for years. It is not because they are locked in. There is nothing to be locked into. They stay because the maintenance fee bill shows up every year, and this is the least painful way they have found to handle it.
Yes, and the process is simpler than many owners expect. You assign points you were not planning to use, and our team matches them with real guest demand. We handle the rental process from booking through checkout. You then receive your share of the proceeds. Because we are paid from successful rentals, not upfront fees, our success depends on yours.
Send us your program, tier, and points, and we'll come back with a real estimate for your use year, not a sales call disguised as one. If the numbers don't work for you, that's a fine outcome, and we'll say so.
